Large-Format Tile Layout: Actual Size, Edge Cuts and Preparation
Large tiles make edge cuts and substrate conditions more visible. Use actual face dimensions and a specified installation system rather than a generic layout or mortar rule.

Start with actual dimensions and the assembly
Record face size, dimensional variation, edge profile, joint range and any manufacturer offset restrictions. A nominal large-format label does not provide these values. Obtain the applicable installation and product instructions for substrate, mortar and layout.
Flatness requirements belong to the selected system. This guide does not publish an inaccessible standard’s numerical tolerance from memory. Survey the substrate before choosing a preparation method or assuming a larger trowel will compensate.
Compare centered and balanced grids
Joint pitch is tile face plus joint width. Centered-tile and centered-joint origins can create different perimeter cuts. The grid tool intersects tile footprints with the room along both axes and reports full tiles, cut pieces and edge widths.
For a 100 in field, 24 in exact faces and 1/8 in joints, five pieces in a balanced grid occupy 120.5 in before cutting. Equal overhang of 10.25 in leaves 13.75 in edge pieces. These are sample dimensions, not a preferred layout for every tile.
Confirm contact and cut handling
Use a compatible mortar and its manufacturer coverage range. Verify contact during installation; notch size alone does not guarantee it. Plan cutting, handling, exposed edges and movement details separately. Purchasing uses face area and a selected allowance without deducting grout. The rectangular grid is a layout aid, not a complete installation specification or stock-reuse optimizer.
